Friday 2 May 2025 – Fire safety inspection. This inspection includes smoke and heat detectors INSIDE the units. Please read the notice sent you you by our Strata Manager (Jamesons) which will tell you how you can request a specific time for your unit inspection. If you are unable to be here to allow access please contact the Secretary to arrange access. If the contractors are unable to access your unit on the day there will be a re-inspection fee charged to your unit account.
We remind all residents that ALL fire safety equipment is covered by regulations and no changes, removal or additions are permitted without prior permission of the Owners Corporation. This concerns the front door to the unit, automatic door closer, door seals, locks, alarm acknowledgement module, and the ceiling smoke and heat detectors. If your unit has unauthorised modifications then the lot owner will be charged for any rectification costs.

Tuesday 18 June 2024 – Water may be temporarily interrupted for about 30 minutes in the morning while repairs are carried out to the domestic water pump circuit.

Thursday 28 March 2024 – The Owners Corporation has placed a bench seat outside the main entrance for the benefit of those who would like to s it for a moment.

Tuesday 26 March 2024 – An underground section of the waster pipe serving the “B” unit kitchens is to be cleared of roots and relined to prevent further root ingress.

Ubiquitous Building and Remedial Services will be working from ropes outside units 9C and 8C to further repair flashing that had allowed water ingress.

Friday 22 December 2023 to Thursday 4th January 2024 Lift 2 out of service
Unfortunately lift 2 was unavailable during much of the Christmas period. Liftronic were unable to meet the contracted service response time.

Sunday 17 December 2023 – The Casa Vista Christmas Party

From 4pm in the back garden, weather permitting.
Come and enjoy some Christmas cheer with your neighbours. Bring your own chair, food and drink to share as you wish.

Tuesday 7 November 2023 – Repairs to the domestic water pump
A non-return valve in the domestic water pumping system requires replacement. Water supply may be interrupted for up to one hour mid morning.

Tuesday 18 July 2023, MAJOR DISRUPTION (B and C units)
A section of the sewer pipe serving the B and C units will be relined.
Work will take place from 09:00 to 15:00 and during this time you MUST NOT USE sinks, basins, toilets, baths, showers, washing machines, dishwashers or floor wastes. All waste discharged from your unit flows through the pipe being relined and it must stay dry during the relining process which takes several hours.

Monday 29 May, Tuesday 30 May, Wednesday 31 May MAJOR DISRUPTION
Over these three days the underground waste water and sewer pipes will be relined. Over the years tree roots have, at times, blocked and damaged the waste pipes. Relining will restore them to good working order.
Works will take place from 08:00 to 16:30 each day and during this time you MUST NOT USE sinks, basins, toilets, baths, showers, washing machines, dishwashers or floor wastes. All waste discharged from your unit flows through the pipes being relined and they must stay dry during the relining process which takes several hours.
Each evening the sewer can be used, so please wash before 08:30 or after 16:30 (4.30pm).
We recognize that this is a major inconvenience and ask that you plan ahead to be able to comply. In the long term having clear drains is good for everyone. Thank you.

Tuesday 9 May 2023 – Monthly fire safety inspection and testing. These monthly tests are usually done on the second Tuesday of each month. They do not normally require access to your unit unless specific notice is given.

Tuesday 2 May 2023 – The lobby carpets on all 12 levels will be professionally dry cleaned.

Friday 28 April 2023 – Further inspection of the “C” unit laundry windows will be undertaken by roper workers to investigate water ingress.

Tuesday 14 February 2023 – Monthly fire inspection. No access is required to units, all work is in common areas.If there are tests of the evacuation warning system, an announcement of the test will be made through the PA system. The fire pumps located on the roof my be tested and you may hear the diesel motor and/or feel some vibration for up to 15 minutes.

Thursday 2 February 2023 – The water supply to the units will be interrupted (turned off) for essential maintenance between 11 AM and 1 PM (11h00 to 13h00).

Early 2023 (TBD) – The Owners Corporation is planning to reline about 45 metres of underground sewer pipes that have become blocked on several occasions in recent years. In December 2022 these pipes were cleared and the reline is expected to be completed in the coming months. Estimated cost is approximately $50,000.
Residents will be advised of the work dates and restrictions to be imposed during the works.

Thursday 15 December 2022 – Water leak tests will be performed on some “C” units. Work will be undertaken from the outside and affected residents have been informed.

Friday 14 October 2022 – The storm water pipes on the east side of the property are to be relined from the SE corner of the lower car park to Reynolds Street (approximately 31 metres). This repairs root infested sections of pipe responsible for blockages that caused flooding in the lift pit, and will generally improve the flow of rain water in the future. Work will be completed in one day.
This work completes the relining (or replacement) of all underground storm water pipes.

Monday 23 May 2022 – Lift 2 pit flooded again as a result of heavy rain. The rainwater drainage pipes w ill be cleared and remedial action will be planned.

Thursday 24 March 2022 – Fire inspection of smoke detectors inside the units
Beaver Fire Services Pty Ltd has been contracted by The Owners Corporation to conduct the required inspection & testing of all fire safety equipment within the building. Within the units the smoke detector check will take approximately 5 minutes per unit.
Please ensure the inspectors can get access to your unit. If you will not be present please leave keys with the Strata Secretary (contact details on the notice board)
Scheduling instructions will be distributed to each owner a week before the inspection and also posted in the entrance lobby and the lifts

Friday 11 March 2022 – Water service interruption 12:00 to 14:00
Water will be turned off for essential maintenance.

Wednesday 9 March 2022 – Lift 2 which serves the basement car park accumulated water in the pit due to the recent storm and has disabled the lift. The pit has to be pumped out and the lift checked by Liftronic.

Tuesday 1 March 2022 – The door sensor is not working correctly and requires replacement. Liftronic will attend to repair.
Update: After a delay for parts the lift returned to service on 7 March.

Monday 21 February 2022 – Repairs to the south wall of unit 5C were completed.

Monday 31 January 2022 – Work begins to replacing the waterproofing membrane on the lift motor room roof and the water tank storage area. Works will take one week, weather permitting.

Saturday 18 December 2021 – A water overflow leak from the household water tank was repaired by replacing the float valve.

Thursday 17 June 2021 – The storm water pipes on the west side of the property are to be relined from approximately the NW corner of the lower car park to Reynolds Street. This repairs root infested sections of pipe responsible for blockages that caused flooding in the lower car park, and will generally improve the flow of rain water, in this sector, in the future.
Storm water exits the property from two points on Reynolds Street.

Thursday 23 January 2020 – Following a blockage in the sewer under Reynolds Street, the pipe from the boundary trap to the main sewer is to be relined. Residents are asked to avoid using kitchen, laundry and bathroom water between 9am and 3pm while the relining is in progress.

August 2019 – Work will commence to fire seal penetrations in common property walls, as required by the council fire order. Work is expected to last about three weeks and will not require entry to SOUs (units). Residents are reminded that, when this work is completed, they must ensure that any new penetrations (holes) in common property walls (for example NBN or Foxtel installations) must be sealed in accordance with Australian Standards for fire protection.

Monday 14 January 2019 – Work begins to replace both lifts, sequentially. We expect that there will always be one lift operating between the main foyer and level 12. Work is expected to last about eight months.
UPDATE: The new lifts were both operational in September 2019.

Monday 26 February 2018 – All SOU power distribution panels (fuseboxes) will be replaced as required by the council fire order. Work over the twelve floors will take approximately four days and residents will be advised when their power will be interrupted to their unit.
