Before you contemplate any changes to the interior of your lot (unit) you should ensure that you are familiar with the relevant laws and building codes, and a clear understanding of “lot property” and “common property” (Bylaw 26)
The following advice is provided to help you plan. You should also contact the Strata Manager. or Strata Committee who can advise on the procedure.
In particular the NSW Strata Schemes Management Act 2015 explicitly limits the work that can be carried out without prior authorization (“Cosmetic work”). In practical terms this is generally limited to painting and fixing pictures on the wall.
Nearly all other work, especially in bathrooms and kitchens is categorized under the Act as “minor renovations” or “major renovations” and will require prior authorization by the Owners Corporation.
A particular feature of Casa Vista is that most internal walls are structural, load bearing walls and are therefore considered “common property” This is different to many strata buildings where the internal walls may be “lot property”.
The walls marked in heavy lines on the Strata Plan are “common property” as are the windows and front door to the unit. The front door and smoke/fire detectors are also controlled items under fire regulations and must not be changed or interfered with in any way without permission of the Owners Corporation.
Please consult the Strata Manager for guidance before planning or starting any work.
There are certain “hidden features” of the building for which the Strata Committee is building a library of plans to help owners understand the implications of works or repairs. These include plumbing in false ceilings and service voids, air exhaust systems and similar. Due to the single slab floors and walls many of these services pass through adjacent lots. Thus work in your unit may affect adjacent units and vice versa.
We would appreciate your help, when appropriate as these features are uncovered, to add to our knowledge of the building by documenting them with photos and diagrams..
